Two commercial buildings in Westwood have traded hands following sales brokered by NAI James E. Hanson, the real estate firm said Tuesday.
The properties include a 16,400-square-foot industrial building at 40 Carver Ave. and a 2,700-square-foot mixed-use building at 57 Jefferson Ave., according to a news release. NAI Hanson’s John Schilp and Andrew Somple represented both the buyer and seller in each transaction, although terms were not disclosed.
The Carver Avenue building is located in the Westwood Industrial Park, featuring 22-foot-high ceilings and two loading docks, the news release said. The previous owner, 40 Carver LLC, sold the building to DR Music Inc., a manufacturer of high-quality, handmade guitar strings with decades of experience and an international sales footprint.
The space will be a new production and distribution facility for DR Music, allowing it to move from its current leased space in the adjacent town of Emerson. NAI Hanson said owning the building will allow the company to more easily run and expand its business.
“With the opening of Hackensack UMC at Pascack Valley in Westwood two years ago, we have seen the Westwood market increase in activity” Somple said in a prepared statement.
The Jefferson Avenue building, which is in foreclosure, is located in the Westwood central business district, the Hackensack-based brokerage said. A New Jersey banking institution sold the building to an investor.
The building is located within a five-minute walk of the Westwood train station, with direct service into Hoboken and transfer service into Manhattan. The central location and accessibility of the building will allow the buyer to reach more clients and achieve greater visibility among local customers.
“These two deals speak to the viability of the local business climate in Westwood and, in a broader sense, Bergen County,” Schilp said. “The Bergen County industrial market continues to hold strong as well-located, well maintained properties continue to be in demand.
“Smaller office spaces in towns with access to mass-transit also spark interest from buyers since it provides a way for local companies to have direct access to their customers and increase service capabilities.”
