An HVAC contractor has acquired and will relocate to a 27,248-square-foot industrial flex building in Randolph, under a deal arranged by brokers with NAI James E. Hanson.
In a news release, NAI Hanson said it represented both parties in the trade of 6 Aspen Drive, a property directly off Route 10. Terms were not disclosed.
Barry Cohorsky, Josh Levering and James Kenah of NAI Hanson represented the seller, Aspen-smith LLC, while Levering and Nicholas DePaolera represented the buyer, RN Foster Associates.
The HVAC contractor, a longtime NAI Hanson customer, will move from Elmwood Park and will look to occupy to the new space in the second quarter after a retrofit, the news release said. RN Foster is currently using several smaller facilities and will look to fulfill its national and international orders out of one building as a way to help grow its business.
Built in 2009, 6 Aspen Drive is a single-story building with 4,100 square feet of office space, six loading docks, 25-foot clear foot ceilings and ample truck and car parking. It offers easy access to Route 46 and is less than 10 miles from Interstate 80.
NAI Hanson said the building was originally acquired in 2010 by Modular Packaging as it was relocating from Fairfield, with the assistance of Cohorsky and Levering.
“We continue to see a trend of businesses looking to purchase well-located, modern buildings to consolidate or expand their operations under one roof,” Cohorsky said in a prepared statement. “6 Aspen Drive’s premier location near I-80 and Routes 10 and 46 and its adaptability to a wide range of possible uses, meant that we were able to secure a number of interested parties when we initially began our marketing efforts.
“Our experience with this property and the market ensure that the transaction was closed under favorable conditions to all involved.”
