A developer has sold a nearly six-acre industrial parcel in Sparta, the largest of 12 lots within a 32-acre commercial park in the Sussex County township.
Brokers with NAI James E. Hanson negotiated the sale of the 5.76-acre site, 13 Aaron Way, within what’s known as the White Lake Commerce Park. The buyer, Tomco Construction, acquired the site from Berardi Development Co. for an undisclosed price.
NAI Hanson’s Sig Schorr and John Schilp represented both parties.

Occupying 31.54 acres along the NYS&W freight rail line just off of Route 15, the White Lake Commerce Park is made up of 12 subdivided fully improved lots. The location is 12 miles from Interstate 80 and less than five miles from Route 206, NAI Hanson noted, touting the property’s accessibility and its appeal for a wide range of industrial uses.
The lots inside the park are zoned for a range of uses, from scientific research and development labs to office buildings, storage buildings, warehousing and distribution, light manufacturing and indoor recreation, according to a news release. NAI Hanson said 10 of the 12 lots are currently under contract, noting that 13 Aaron Way is the largest among them and the only one to feature direct access to rail siding.
Tomco Construction plans to leverage the lot’s flexibility and accessibility to build a modern industrial building on the site, the news release said.
This deal follows a recent groundbreaking at the park, at 5 Aaron Way, by Berardi and Joe Maggio Concrete and Masonry. Plans call for a 10,400-square-foot industrial flex space, NAI Hanson said, adding that the joint venture partners will also begin construction shortly on the adjacent 1.89-acre lot at 7 Aaron Way, where they will create another 10,400-square-foot building later this year.
