A private investor has acquired more than 130,000 square feet of industrial and flex space in Clifton, in a newly announced transaction by NAI James E. Hanson.
According to the brokerage firm, the buyer paid an undisclosed sum for the two-building complex at 65-75 and 125-127 Kingsland Ave. The 6.2-acre site includes buildings of 57,000 and 68,000 square feet, NAI Hanson’s Andrew Somple said, noting that the property is nearly fully leased to multiple tenants.
Somple represented the seller, 1913 Realty Associates LLC.
“This deal further underscores our team’s ability to represent the interests of sellers by showcasing properties’ full value to enable our clients to take advantage of the high demand for versatile and centrally located industrial spaces across the state,” he said. “We look forward to continue leveraging our local relationships and exceptional market expertise to help our clients find value for their properties in the increasingly competitive northern New Jersey market.”
In announcing the deal, NAI Hanson said the complex sits at the intersection of routes 3 and 21, providing fast access to New York City and the region’s extensive highway network. The buildings, meantime, feature mezzanine office space with 19 tailgates and four drive-ins, as well as more than 200 parking spaces.
