The owners of three industrial buildings in Middlesex and Somerset counties have tapped NAI DiLeo-Bram & Co. to market the properties for lease.
According to the brokerage teams, the facilities total more than 70,000 square feet in locations along the Interstate 287 corridor. They include some 30,000 square feet at 1002 Jersey Ave. in New Brunswick, along with a 29,000-square-foot building at 375 Metuchen Road in South Plainfield and a 10,000-square-foot property at 25 Old Camplain Road in Hillsborough.
NAIDB vice presidents Kyle Gerace and Chris Chiusolo are spearheading the assignments.
“Securing space at a top-tier industrial asset along the I-287 corridor is incredibly competitive for tenants,” Gerace said. “These availabilities are a rarity, driven by consistently low vacancy rates across the region’s submarkets.”
The New Brunswick property, which occupies 1.8 acres, has 2,000 square feet of office space, three dock doors and three drive-in doors, according to a news release. The property also offers 36 parking spaces and an additional 1.1 acres for outdoor storage and expanded parking, NAIDB said, while touting its location near routes 1 and 27, I-287 and the New Jersey Turnpike.
Meantime, the 29,000-square-foot building at 375 Metuchen Road in South Plainfield sits on 3.6 acres and includes extensive outdoor space, the news release said. That should appeal to tenants in the manufacturing, automotive and construction sectors seeking a presence near I-287.
“Central New Jersey continues to attract diverse industries and stands out as a desirable hub for maximizing logistics and infrastructure benefits,” said Chris Galiano, a managing director with Woodbridge-based NAIDB. “The prime location of 375 Metuchen Road delivers on this potential, providing efficient distribution, streamlined operations and essential connectivity to major markets across Eastern Pennsylvania and New York.”
At the Hillsborough facility, part of a 2.8-acre site, Chiusolo and Gerace are marketing amenities that they say will appeal to construction, transportation or utilities-focused businesses. It’s also adjacent to Route 206 and just a few miles from the Route 202 and I-287 exchange, with easy access to Route 22 and Interstate 78 nearby.
“Businesses are increasingly vying for industrial space across central New Jersey due to its unparalleled access to large population centers and compelling value proposition,” Chiusolo said. “Having operated in this area for decades, NAIDB has a firsthand understanding of the market and its enduring growth potential.”
