Shorewood Real Estate Group has rented more than 50 percent of The Ballantine, a new 280-unit luxury rental property at the onetime site of a historic brewery in Newark.
The six-story building, located at 80 Freeman St. in the city’s Ironbound section, hit the market earlier this year with a mix of studio, one-bedroom and two-bedroom apartments and upscale amenities. The developer has quickly lured renters the site in tandem with The Marketing Directors, its marketing and leasing agent, while noting that it recently launched a complimentary shuttle to Newark Penn Station as an added benefit to residents who commute.
Monthly rents start from $2,145 with grand opening incentives, the team said.
“The Ballantine brings modern urban living to the northern edge of Newark’s Ironbound, a neighborhood full of energy and character,” said Larry Davis, CEO of Shorewood Real Estate Group, which partnered with Bridge Investment Group on the project. “Residents can enjoy the Ironbound’s renowned Portuguese, Brazilian, and Spanish restaurants, local bakeries, cultural festivals and more. With the new shuttle to Newark Penn Station, commuting to New York City is even more convenient, and we’re excited so many people are choosing to make this contemporary building their home.”
Designed by Minno & Wasko Architects and Planners and built by March Associates Construction, with landscaping by Melillo Bauer Carman, The Ballantine occupies the former footprint of the Ballantine Brewery, which was founded in 1840 and operated there until 1972. The site is now home to high-end rentals and amenities such as a rooftop deck with lounge seating and New York City views, a courtyard with grills and dining spaces, a fitness center, a game room with a multisport simulator and coworking areas, among others.
Shorewood obtained the rights to use the Ballantine name, now owned by Pabst Blue Ribbon, and incorporated tributes to the brewery’s history throughout the property via curated artwork and design elements in the amenity spaces, according to a news release. The building also has 2,600 square feet of retail space, while residents benefit from its proximity to the Ironbound’s vast cultural and culinary scene.
