Onyx Equities is touting more than 190,000 square feet of recent leasing activity in Parsippany, following a $15 million renovation of a five-building office campus.
The activity at the property, known as The Arbors @ Parsippany, includes an 11-year lease by law firm Fein, Such, Kahn & Shepard PC, according to a news release. Onyx has also inked renewals at the 60-acre, 750,000-square-foot portfolio east of Route 202 with established tenants such as Ricola USA, Robert Half International and others.
The firm recapped the deals on Tuesday while highlighting features such as a game room, yoga classes and a robust activity calendar at the new-look campus, which includes 1, 3 and 5 Sylvan Way and 4 and 6 Campus Drive. Ware Malcomb provided interior architecture and design services for the project, along with branding and signage and exterior façade improvements.
“We recognize that today’s concept of ‘The Office’ must be more than just a place to work,” said Jonathan Schultz, co-founder and managing principal of Onyx Equities. “By investing in our infrastructure and creating desirable amenities, we are not only improving the physical space of our building, but also creating an energetic environment for our tenants as they look to stand out in a competitive market and attract employees back to the workplace.”

Amenities at The Arbors now include a high-end 5,200-square-foot fitness center, three newly renovated cafes and outdoor activities such as wiffle ball and cornhole, Onyx said. The property also boasts 1.5 miles of natural trails and walking paths for walking, biking and hiking, along with underground access between buildings, covered parking and community events that are available to tenants such as a concert series, putt-putt in the park, access to food trucks and a weekend farmers’ market, among others.
The renovation by Woodbridge-based Onyx has also yielded building upgrades such as new roofs, new mechanical and rooftop HVAC systems and redesigned entryways for each of the five buildings, which now have open, multistory granite and glass atriums, the news release said.
“Our tenants are looking for spaces that can support their business needs and help them recruit and retain top talent,” Schultz said. “By offering amenities like a fitness center, on-site café, outdoor green spaces, and networking event programs, we’ve created a dynamic destination that people enjoy coming to everyday. This is what the future of office space looks like.”
The Arbors @ Parsippany is minutes from interstates 80 and 287 and Route 46 and a selection of dining, shopping and hotels. Onyx also offers a campus shuttle service to and from the Morris Plains train station.
