The owner of a nearly 160,000-square-foot office building in Fairfield has picked Newmark Associates Commercial Real Estate as its leasing agent.
The brokerage team said the property, 695 Route 46, “is priced well below many other Class A properties in the area” despite high-end features such as polished marble floors, glass elevators and a multistory lobby with expansive windows for natural light. Recent activity at the site includes a lease to a Clifton-based law firm, along with several renewals.
Newmark Associates Executive Vice President Helene Elbaum and Senior Sales Associate Jeannette Melillo are the leasing agents, noting the 157,400-square-foot building has amenities such as a modern conference center, a gym with locker rooms and an on-site grab-and-go café. It also has surface and covered parking, a loading dock and a freight elevator.
“With its prime location on a busy stretch of Route 46, this property offers excellent accessibility for businesses,” said Naftali Rosenfeld, a principal with the ownership team at 695 Route 46. “I am thrilled to offer such a beautiful and modern property to the businesses of Fairfield and the surrounding areas. We strive to provide our tenants with a high-quality space that not only looks great but also functions well for their unique needs and works within their budget. With its prime location, customizable floor plans and top-notch amenities, I am confident that this property will be a great fit for businesses of all sizes and types.”
