A brokerage team is offering a “blank canvas” at a Passaic County office park, where it is marketing a fully vacant building that is slated to undergo a series of upgrades.
The firm, Newmark Grubb Knight Frank, is the exclusive leasing agent for the 101,880-square-foot building known as Five Garret Mountain Plaza in Woodland Park. Sitting just off Interstate 80, the property is part of a three-building, 30-acre campus that is owned by affiliates of Mountain Development Corp. and includes several prominent anchor tenants
Ownership is now planning several renovations for Five Garret Mountain Plaza, including modernizations to the lobby landings, restrooms, a fitness center, conference center and café, NGKF said in a news release. Brokers say the planned repositioning will allow for a rare full-building and branding opportunity along the busy interstate.
“This is a unique opportunity,” said Frank Recine, executive managing director with NGKF. “Five Garret is a blank canvas for a major employer to position itself as a sole or anchor tenant with its own identity, including prominent signage (and) a handpicked amenity package, at the confluence of all major highways in northern New Jersey.”
Along with Recine, the NGKF leasing team for the four-story property includes David Simson, vice chairman and chief operating officer of the New Jersey office; Blake Goodman, managing director; and Colleen Maguire, associate.
NGKF said the property, which sits on a four-way interchange, is about 15 miles from the Lincoln Tunnel and George Washington Bridge and has access to highways such as the New Jersey Turnpike, Route 46, Route 17 and Route 4. It’s also just a few miles from the intersection of the Garden State Parkway and Route 19, with proximity to nearby retail services and restaurants.
The overall campus has landscaping and nature trails positioned around a private lake, the news release said. Other tenants in the park include PNC Bank’s regional headquarters, Gannett and St. Joseph’s Hospital.
