A new luxury condominium building in North Bergen is now more than 35 percent sold after a flurry of recent activity, including the $2 million sale of a three-bedroom penthouse.
Known as Solaia, the 14-story building at 8701 Churchill Road is home to 70 upscale homes and 10,000 square feet of upscale amenity space. A team led by Skyline Development Group this week announced an additional eight closings over six weeks during the normally slow holiday and winter season, with transactions totaling more than $10 million.
It added that several of the buyers are former New York City residents.
“The recent activity underscores the appeal of this unique residential building and the confidence buyers have in its enduring quality and value,” said Louis Mont, CEO of Skyline Development Group. “Contributing to that is our location in a municipality with the lowest real estate tax rate in Hudson County, a financial benefit that we’ve enhanced by working with preferred lenders to offer qualified buyers below market-rate financing for a limited time.
“What’s more, North Bergen’s revised master plan restricts future development across from our property to three stories, protecting the building’s sensational views for our homeowners. We are really excited as we approach the spring selling season.”
Most of the buyers to date are now occupying their homes, Skyline said. They’re among the earliest residents at the mix of one-, two- and three-bedroom homes, most of which have private outdoor space, with prices starting from the $600,000s and a sales team led by The Marketing Directors.
Designed by Fort Lee-based Architectura and curated by Doni Douglas, Solaia opened in 2021 at a location between the George Washington Bridge and Lincoln Tunnel. Most of its homes have private balconies, while its common spaces include a three-story wellness center with high-end fitness equipment, boxing and a series of spa-style amenities.
Solaia also features a roof deck with an outdoor kitchen, a dining area, fire pits and couches, along with a co-working space with a private conference room and an owner’s lounge with a fireplace, billiards, a catering kitchen and a dining area. Residents, meantime, are minutes from a long list of dining and retail offerings and mass transit options such as the Hudson-Bergen Light Rail and NY Waterway ferry service.
