Onyx Equities has lured another tenant to a revitalized office campus in Parsippany, having leased nearly 25,000 square feet to a locally based law firm.
The practice, Einhorn, Barbarito, Frost, Botwinick, Nunn & Musmanno PC, is relocating to 4 Campus Drive from its longtime headquarters in Denville. It’s also expanding its office footprint by nearly 50 percent, according to the announcement, joining several other tenants that Onyx has attracted recently to the five-building, 750,000-square-foot portfolio known as The Arbors @ Parsippany.
Cushman & Wakefield’s Josh Cohen and Bill Brown represented the law firm, which has been based in Denville since its inception 63 years ago. David DeMatteis, Mark Zaziski, Courtney Rosenkrantz and Patrick Dean, also of Cushman, represented ownership in the 24,947-square-foot deal.
“The firm has more than 40 lawyers and 30 professional staff, and we continue to strategically expand the services we provide to individuals and businesses,” said Gary R. Botwinick, co-managing partner of Einhorn Barbarito. “We will always be grateful to our neighbors and clients in Denville and throughout Morris County, as we move a few miles away in mid-2025.”
The Arbors, which includes 1, 3 and 5 Sylvan Way and 4 and 6 Campus Drive, is part of a 60-acre campus just north of Route 10. The latest deal comes amid more than 46,000 square feet of recent leasing activity within the portfolio, where Onyx has spent $15 million to create new amenity spaces such as a high-end 5,200-square-foot fitness center, three cafes, conference facilities, outdoor dining areas and recreational spaces.
The campus also has 1.5 miles of walking, biking and hiking paths, as well as regular event programming to help support work-life balance for its tenants.

Other recent leasing activity at The Arbors includes:
- Tronex International Inc. leasing 7,400 square feet for its new headquarters at 5 Sylvan Way
- GYL Financial Synergies relocating from a nearby building to occupy 6,050 square feet at 4 Campus Drive
- Cablevision Lightpath leasing 6,000 square feet at 5 Sylvan Way
- Liberty Mutual moving into 2,000 square feet at 4 Campus Drive

Other upgrades at The Arbors include newly designed entries and lobbies that showcase striking multistory granite and glass atriums, plus upgraded roofs and rooftop HVAC systems, according to a news release. Those improvements and others have sought to capitalize on the location’s proximity to interstates 80, 280 and 287, routes 10, 46 and 202 and NJ Transit’s Morris Plains station, plus abundant dining, shopping and hotel options nearby.
