A well-known corporate headquarters in Madison is poised for a major update as its owner seeks a new tenant for the 270,000-square-foot property, where it has named JLL as its leasing agent.
The building, 175 Park Ave., has been home to Anywhere Real Estate and what was previously known as Realogy Corp. since 2012. That lease is set to expire in September 2029, JLL said, prompting ownership to propose a custom redesign that would reposition the campus for a new headquarters tenant.
JLL Executive Managing Director Tim Greiner and executive vice presidents Coleen Maguire and Larry Martin lead the leasing team. The landlord, meantime, has tapped Gensler to spearhead the revamp of what it now calls The Madison at 175 Park, creating concepts for a next-generation workplace focused on health, flexibility and collaboration.

“The conceptual plans demonstrate how the property can be customized to meet a new tenant’s specific needs and illustrate the flexibility and potential of the space as part of a broader repositioning strategy,” Greiner said. “It’s a rare opportunity for companies seeking to establish a legacy headquarters in a setting that truly inspires, and we’re excited to reintroduce the property to the market.”
Designed by global architecture firm Kohn Pedersen Fox, 175 Park opened in 2012 after The Hampshire Cos. stripped a former Verizon call center to its steel and rebuilt the structure as a high-end office building. The property became the landmark home of Realogy, the parent company of residential real estate brands such as Better Homes and Gardens Real Estate, Century 21 and Coldwell Banker, while Hampshire would go on to sell the building in 2019.
JLL said the 15-acre campus offers the rare combination of downtown sophistication and suburban tranquility, boasting a dramatic three-story atrium, floor-to-ceiling glass and two green roofs that bring the outdoors in. Landscaped courtyards designed by Nelson Byrd Woltz complement the architecture with layered plantings.

Gensler’s new concepts showcase amenities such as an upscale bistro dubbed Park Café with retractable walls opening to an outdoor courtyard, a wellness center with spa-quality locker rooms and fitness facilities, a modern conference center and an executive boardroom, the leasing team said. Other potential upgrades include a digital command center for media and corporate communications, a central garden plaza for outdoor meetings and events and a grand arrival courtyard with landscaped pathways and firepit gathering areas.
JLL is initially seeking a full-building headquarters tenant to replace Anywhere Real Estate ahead of the 2029 lease expiration, the firm said. Two floors are available immediately for occupancy with a pathway for near-term access to the balance of the building.
Existing features include 920 surface and executive-level parking spaces, electric vehicle charging stations, bicycle racks and hands-free technology throughout. Employees are less than two miles from Route 24, giving them access to interstates 287, 78 and 80, while the property offers a tenant shuttle to NJ Transit’s Convent Station for direct service to Midtown Manhattan.
The leasing team, meantime, highlighted the area’s deep local talent pool with more than 65 percent of residents within a five-mile radius holding a college degree. Many of those workers live in Madison, Morristown, Chatham and Summit, which offer dining, boutique shopping and executive accommodations, all minutes from Morristown Airport and a 30-minute drive to Newark Liberty International Airport.
