Pierson Commercial has picked up two new leasing assignments in central New Jersey, including a mixed-use project in Middlesex County and a Princeton-area shopping center.
In Old Bridge, the firm is seeking commercial tenants for a new 226-unit active-adult community known as The Enclave at Woodhaven. The project at 199-209 Texas Road has some 15,000 square feet of retail space and 35,000 square feet of proposed and approved office and medical space, the listing team said, touting its location near the Route 9 retail corridor and the affluent Marlboro and Manalapan markets.
Pierson Commercial’s Gary Krauss is leading the assignment in Old Bridge and at the second property, a shopping center at 2311 Route 206 in the Belle Mead section of Montgomery. Known as Montgomery Place, the nearly 87,000-square-foot property has anchors including CVS Pharmacy and Kasia Market, a high-end Asian market offering fresh produce, a butcher shop, fresh and live seafood, Korean cosmetics and prepared foods — plus the potential for another 10,350 square feet to be constructed.

“We are excited to bring these two properties to market,” said Krauss, a director with Marlboro-based Pierson Commercial. “Both locations offer great opportunities for retailers and businesses to thrive in vibrant, growing communities.”
The firm announced the listings while noting that The Enclave at Woodhaven, which is reserved for residents over 55, has amenities such as a rooftop deck and pickleball courts. Commercial tenants will benefit from the on-site population as well as more than 94,081 residents within a four-mile radius, with a median household income of $126,122 and nearby retailers including Starbucks, Tractor Supply, Lowes, Whole Foods, Hobby Lobby, Kohl’s, T.J. Maxx and Wawa.
Montgomery Place, for its part, has full access from Route 206 and a second entrance at the signalized intersection at Belle Mead-Griggstown Road, providing a connection to nearby residential housing. The center is adjacent to Pike Run homes and apartment complexes and across Route 206 from Country Club Estates and Meadows at Montgomery, a senior housing community.
Krauss added that the center is part of the expanding Princeton submarket, known for its high incomes and highly educated population, and is some six miles from downtown Princeton.
