A developer has acquired a site in Plainfield with approvals in place for more than 70 apartments, in a deal arranged by Berkadia’s Morristown office.
Brokers with the firm represented the seller, Joseph Villani, in the nearly $2.63 million transaction at 110-120 West 6th St. The sale of the 0.76-acre site, which was acquired by Jeffrey Fernbach, comes two years after the city’s planning board approved a 71-unit project with amenities such as first-floor bicycle storage, a 1,000-square-foot fitness center, a lobby lounge and a second-floor rooftop deck with soft seating areas, gaming and grilling areas.
Berkadia’s Nat Gambuzza, Trevor Fiebel and Nick Balancia completed the transaction, which was first reported by Traded NJ. The post noted that the project marks the buyer’s entrance to Plainfield, following an offering that drew multiple bids from both local and regional firms.
When complete, the five-story building will join a redevelopment zone aimed at revitalizing the areas to the south of NJ Transit’s Raritan Valley Line between Central and Watchung avenues, experts with Taylor Architecture & Design said after the 2022 approvals. The firm said at the time that the building’s exterior would be a combination of brick and stone veneer, as well as composite cement fiber panels.
