A maker of plumbing products is moving its North American headquarters to Parsippany, under a 60,600-square-foot lease announced Friday by Colliers International.
The real estate services firm said the tenant, John Guest USA Inc., is also expanding as part of its move to the industrial flex property at 20 East Halsey Road. The company is relocating from Fairfield and growing as a result of its success in the plumbing market.
Colliers’ John Donnelly, who is based in firm’s Parsippany office, represented John Guest USA in orchestrating the long-term lease, according to a news release. Thomas Consiglio and Scott Peck of Resource Realty represented property owner GTJ REIT.
Donnelly said his client, John Guest North America President Byron Woodard, “wanted to elevate the brand’s presence commensurate with their growth trajectory at a high-profile, standalone facility.
“The property at 20 East Halsey Road met these specifications beautifully, offering a large multipurpose space, building signage and visibility from I-287,” Donnelly said. “GTJ Management recently renovated the building — raising the roof, upgrading the power and sprinkler systems and updating the landscaping program.
“That proactive move played a big part in securing John Guest USA’s commitment.”
John Guest’s new space includes a 15,000-square-foot office component, extra parking capacity and future building expansion potential, Collier said. Donnelly said those features will enable his client to grow in place.
John Guest — which manufactures push-fit fittings, valves, PEX pipe and LLDPE tubing — will occupy its new space during the second quarter of 2018.
