PROJECT SPOTLIGHT
One of our standout solutions was providing late-stage financing for the Paris Square project in Northvale, NJ. This development was initially approved for 88 units, including 45 apartment flats and 43 townhouse-style units. While the 45 apartment flats were sold out, and 16 of the townhouse units were completed and either sold or rented, the project faced challenges in completing the remaining units.
To address this, we stepped in with a creative financing solution that allowed the developers to pivot their plans. Instead of the original 23 townhouse units, the plan was revised to build 46 apartment flats in three three-story buildings. Our financing enabled the completion of these additional units, ensuring the project’s viability and success.
More than just financing, we helped the developer source a local builder (Ray Reduce Development), the top local leasing/sales team (Anne Van Dyke – Coldwell Banker) and a new marketing/social media team (Web Correctly) who all contributed to the project’s success.
Ultimately, Paris Square consisted of 111 units: 91 apartment flats across five three-story buildings and 20 two-story townhouse units in four buildings, plus a clubhouse. This creative and adaptive financing approach not only salvaged the project but also enhanced its overall value, demonstrating our commitment to finding tailored solutions for our clients.
