A real estate investment trust has acquired a 16,000-square-foot office building in Bergen County for $2.8 million, brokerage firm Zimmel Associates announced Monday.
In a news release, Zimmel said it brokered the sale of 197 Spring Valley Ave. in Maywood on behalf of Jaclyn LLC. Urban Edge Properties purchased the two-story building, which is adjacent to the REIT’s shopping center known as The Outlets at Bergen Town Center on Route 4.
“Jaclyn awarded us the exclusive to sell the building and we had interested buyers within a month,” Zimmel Associates CEO David Zimmel said. He added that Urban Edge has named his Edison-based firm the exclusive leasing agent for the building, touting 8,000 square feet of available space.
The building offers quick access to routes 4 and 17, Interstate 80 and the Garden State Parkway.
“Bergen County is an extraordinarily vibrant marketplace,” Zimmel said. “This space is ideal for companies that want to be within close proximity to New York City and the owner will build out to suit.”
