A private investor has acquired a roughly 10,000-square-foot strip center in Bergen County for some $4.3 million, in a transaction arranged by Marcus & Millichap.
The brokerage team represented the undisclosed seller and procured the buyer in the deal at 403-411 Goffle Road in Wyckoff, noting that JAG-ONE Physical Therapy anchors the property alongside several local service-oriented tenants. The 34-year-old complex also benefits from a renovation in 2020, helping to fuel activity among prospective buyers.
“Bergen County strip centers usually don’t hit the market often, but when they do, there’s usually a tremendous amount of interest,” said Alan Cafiero, senior managing director for investments with Marcus & Millichap. “It came as no surprise that’s what happened here with this strip in Wyckoff.”
Cafiero brokered the $4.275 million trade alongside the firm’s David Cafiero and John Moroz. In announcing the deal, they said the 10,192-square-foot property sits at a signalized intersection with Wyckoff Avenue, with traffic counts exceeding 26,000 vehicles per day and the draw of nearby national retailers such as ACME, CVS, Starbucks and Dunkin’.
