413 Route 70 in Cherry Hill — Rose Commercial Real Estate

A law practice has acquired a Cherry Hill office building for $900,000, in one of three newly announced transactions by Rose Commercial Real Estate.
According to the brokerage firm, Manler LLC is relocating from Philadelphia to the 6,205-square-foot property at 413 Route 70. The seller, listed as 413 Partners LLC, will remain on site as a tenant while the law firm occupies the second floor.
Rose Commercial President Adam Rose represented the seller, while Jason Kramer of Binswanger represented the buyer.
“When it came time to place the property on the market, I was pleased to once again work with Joe Sulpizio of Katz Pierz Insurance, who I sold the building to several years ago,” Rose said.
Rose also brokered the sale of 3081 Route 73 South, a 10,000-square-foot office and warehouse building in Maple Shade, on behalf of Shade Point LLC. A buyer listed as 3081 Route 73 LLC paid $800,000 for the property, which is minutes from the intersection of Route 130 and area bridges to Philadelphia.
It will serve as the new home of Wilkinson Construction Inc., which will use roughly half the space and lease the remainder, Rose said.
In Collingswood, Rose represented the buyer of a 4,000-square-foot medical office building at 1055 Haddon Ave. PMAK5 LLC paid $600,000 for the standalone building, which will allow Dr. Michael Kresloff to expand his office space later this year.
