A private investor has paid nearly $2.5 million for a 21,600-square-foot office building along Route 3 in Clifton, according to brokers with Marcus & Millichap.
Brian C. Hosey, regional manager of the firm’s New Jersey office, said the property is located at 95 Main Ave. at the intersection of the busy highway. Known as 3 East, the property features two mirrored 10,800-square foot floors serviced by an elevator and parking for 78 cars.
Fahri Ozturk, an investment sales specialist in Hosey’s office, had the exclusive listing to market the property on behalf of the seller and secured and represented the buyer. The deal marks the 27th transaction Ozturk’s team since 2015, for a total of more than $63 million.
“3 East was an excellent property that offered various options for different types of users and investors,” Ozturk said. “Through its strategic location and our ability to extensively expose the property to the marketplace, we were able to identify a well-qualified buyer.”
The office building is also located near Route 21, the Garden State Parkway and the New Jersey Turnpike.
