Russo Development and Dinallo Construction Corp. have completed their rehabilitation of a onetime flag factory in Verona, delivering 52 new loft-style apartments alongside a newly built, 60-unit sister building next door.
The joint venture on Thursday announced the completion of the Annin Lofts project, which has repurposed the former Annin Flag Factory at 151 Bloomfield Ave. Designed by DMR Architects, the project seeks to capture the building’s industrial history with a restored façade and the incorporation of exposed brick, beams and duct work, along with high ceilings, floor-to-ceiling windows and other features.
Next door, the developers have debuted 60 apartments that they say also offer large windows and expansive floorplans, but with finished walls and ceilings for a more traditional design.
“Annin Lofts is the only residential rental option in the area that offers homes in a rehabbed historic building and a brand-new build in the same place,” said Edward Russo, CEO of Russo Development. “Our design team seamlessly married the vintage industrial vibe with modern conveniences to meet the market’s desire for diverse and unique living spaces.”

DMR, which is based in Hasbrouck Heights, designed the Annin building to include a sixth-floor penthouse structure that accommodates a large indoor club room and two outdoor entertaining spaces, according to a news release. Residents of both buildings can use the space.
Annin Lofts also has four penthouse homes with wrap-around porches and 180-degree views of the surrounding valley.
“Converting a 100-year old industrial building into modern, diverse living spaces always presents unique challenges,” said Donald N. Dinallo, CEO a president of Dinallo Construction Corp. “Each apartment home has something special—a private outdoor space, original materials, or an imaginative floorplan—providing a distinctive canvas for residents to make their own once they move in.”
