Demand is strong across Saddleback Real Estate Developers’ northern New Jersey industrial portfolio, fueling some 97,000 square feet in leasing activity in a series of recent transactions.
In the largest among them, the firm secured a seven-year, 38,728-square-foot deal in Lyndhurst with Northcott Silk USA Inc. The space at 1050 Valley Brook Ave., a 73,520-square-foot building, will serve as a warehouse and distribution space for textiles.
Saddleback’s latest transactions also include two deals with Industrial Labeling Systems Inc., the larger of which is a renewal and expansion to 27,158 square feet at 36-52 Kulick Road in Fairfield. Across the street, at 35-51 Kulick Road, the company signed a seven-year lease renewal for 15,449 square feet.
“These transactions highlight the continued strength of the industrial market throughout northern New Jersey,” said Salvatore Frassetto, Saddleback’s chairman. “Companies continue to prioritize well-located facilities that support logistics, storage and distribution as they grow their operations.”
To that end, the firm also signed a five-year, 10,600-square-foot deal at 3 Borinski Drive in Lincoln Park. The tenant, Pop450, will use the space for production and distribution for its popcorn, candy and confection products.
Elsewhere in Fairfield, at 53-55 Dwight Place, Saddleback signed a five-year extension with Fashion Retail Inc. The 4,600-square-foor space serves as a warehouse and distribution center for clothing and accessories.
Robert Adams of Garden State Realty brokered the transactions.
“Northern New Jersey continues to be one of the most strategic logistics hubs in the country,” said Terry Frassetto, Saddleback’s president. “We continue to see strong demand from businesses that need efficient warehouse and industrial space close to major transportation routes, and these locations provide that accessibility.”
