Bijou Properties is debuting its latest residential project in Hoboken, a collection of 10 upscale condominiums in the northwestern section of the city.
The developer announced this week that it has launched sales at VIA Lofts, a boutique property at 1410 Grand St. Featuring a mix of one-, two and three-bedroom floorplans, the six-story building has homes ranging from 1,372 to 1,495 square feet and starting at $1.195 million.
“We’re excited to official announce the opening of VIA Lofts which will quickly stake its claim as the premier new upscale condominium building in uptown Hoboken,” Larry Bijou, the firm’s managing partner, said in a prepared statement. “Not only will it deliver luxury homes in a high-performing, environmentally-sensitive building, it will do so in a neighborhood quickly rising in prominence thanks to an influx of new retail, entertainment, parks and public spaces, along with a location near some of Hoboken’s most direct commuter access points into Manhattan.”
Marchetto Higgins Stieve Architects designed VIA Lofts, which has a distinctive multicolored red and grey brick exterior with oversized windows. The property is registered for LEED Platinum certification for homes from the U.S. Green Building Council, Bijou said, touting it as the firm’s latest sustainably designed residential building in the city.
A new model home unveiled by the developer shows off the building’s 11-foot ceilings, oversized windows and high-end appliances and finishes. Bijou added that some homes will have private terraces, while a limited number will also boast New York City views.
“The exterior of VIA Lofts vividly illustrates how we carefully selected high-end materials to deliver an environmentally conscious condo building to Hudson County,” Bijou said. “For example, in today’s urban market the exteriors of many new multi-family projects are finished with brick panel siding. At VIA Lofts, we laid traditional brick which is extremely ecofriendly and provides better weather prevention, temperature control and ease of maintenance.
“Aesthetically, despite being hot out of the oven, the specially treated masonry bricks have the distinguished appearance of brick already aged 100-plus years. The end result is a building that’s not only highly-efficient, but also stylish and contemporary.”
Amenities and services at VIA Lofts include a 24-hour fitness center, landscaped amenity terrace with grilling area, an on-site private parking garage and secured individual storage crates and bike racks, Bijou said. There will also be 1,930 square feet ground floor retail space.
“Uptown Hoboken provides the vibrancy of an urban downtown with multiple parks, playgrounds, new athletic fields and the scenic Hudson River Waterfront Walkway,” said Irene Perello of Hudson Place Realty, which is handling sales for VIA Lofts.
“There’s never a shortage of activities, with boutique shopping, restaurants, cafes and bars along Washington and 14th streets. The city also hosts numerous waterfront concerts and seasonal fairs and street festivals. And being within minutes of the Lincoln Tunnel and the 39th Street NY Waterway terminal brings all that Manhattan has to offer within close reach.”
