A private investor has purchased a 17,000-square-foot office and flex building in Neptune for $3.2 million, under a newly announced transaction by Sheldon Gross Realty.
In a news release, the brokerage said the property at 3443 Route 66 is 90 percent leased to accounting and advisory firm Marcum LLP and Kiddie Academy, the early learning center franchise. The three-acre site, which sits at the intersection of Green Grove Road, also allows for expansion and additional parking.
Sheldon Gross Realty Executive Vice President Barbara Gross brokered the deal alongside KW Commercial Sales Representative Glenn Jaffe, noting that the building is an equal distance from New York City and Philadelphia and a short drive from the Garden State Parkway.
“This property is tremendously desirable,” Gross said. “As soon as we listed it, we received a large number of inquiries. The buyer realized immediately that it represented a terrific opportunity.”
