Sitex Group has leased up a three-building, 130,000-square-foot industrial complex in Edison after a multiyear plan to modernize the portfolio.
The privately held firm, which is based in Englewood, said the properties at 980 New Durham Road, 4 Gladys Court and 1000 New Durham Road are now home to tenants including an electrical distributor, a pharmaceutical manufacturer and an emergency vehicle outfitter. Each of which benefits from the complex’s location just off Interstate 287 and minutes from the New Jersey Turnpike, among several other major highways.
Sitex acquired the portfolio from a longtime owner in 2022 and has since completed a major renovation plan that included new roofs and HVAC, electrical and sprinkler systems, as well as modernized office space and major site work such as repaving, upgraded lighting and new signage.
“This project demonstrates Sitex’s ability to reposition and stabilize complex industrial assets in prime infill markets,” said Max Fuchsman, a vice president with the firm. “From acquisition through lease-up, our team executed with speed and precision to deliver a high-quality property that meets today’s logistics and manufacturing needs.”
Sitex Principal Blake Chroman added: “The repositioning of the Edison complex enabled us to unlock value through strategic investment and hands-on asset management. We’re proud to see this site become a model for modern industrial performance in central New Jersey.”
