Sanofi’s new 260,000-square-foot office building in downtown Morristown is on track to open early next year after the recent completion of vertical construction by SJP Properties.
The developer says it has topped out the project on Morris Street known as M Station West. The health care giant is slated to occupy the seven-story building in the first quarter of 2025, under a lease announced last year, with plans to relocate from its sprawling suburban campus in Bridgewater to provide a new home for some 1,900 employees.
SJP announced the milestone this week while previewing features such as three separate and active terraces, 20,000 square feet of ground-floor dining space that will be open to the public and an expansive landscaped rooftop with wellness areas for yoga and outdoor movement classes, entertainment and gardens. Sanofi’s new facility will be adjacent to Deloitte LLP’s 110,000-square-foot building, which opened in 2022 under a phase known as M Station East.

Gensler designed M Station to achieve certification on the U.S. Green Building Council’s Energy and Environmental Design Scale, SJP said, citing the property’s floor-to-ceiling glass and metal panel façade. The firm also pointed to the project’s side core design, which will enable maximum openness and flexibility on each floor, along with solar reflective roofing to enable daylight harvesting.
M Station’s two buildings will be bridged by a 1,000-car parking structure that includes public parking for the development’s on-site retail and electric vehicle charging stations. To enhance walkability and create a vibrant pedestrian experience, both buildings are set back 45 feet from Morris Street, creating a 10,000-square-foot landscaped promenade and two public plazas with seating, improving the area’s connectivity, particularly between the nearby NJ Transit station and the historic Morristown Green.
