A joint venture has leased nearly 570,000 square feet at its newly developed, two-story logistics facility in the Bronx, in a deal by JLL’s Northeast Industrial team.
The East Rutherford-based brokerage unit represented ownership in the transaction at 2505 Bruckner Blvd., which was developed by Innovo Property Group in partnership with Square Mile Capital. The team, which did not disclose the tenant, is now marketing the remaining space at the 1.07 million-square-foot property, touting its 130-foot truck court, 80-foot by 80-foot column spacing, 35 dock doors and two drive-in doors.
The remaining space is accessible to 53-foot tractor trailers via two double-wide ramps.
“We are thrilled to have completed a 568,543-square-foot lease at 2505 Bruckner,” JLL Vice Chairman Rob Kossar said. “The remaining 499,011 square feet of modern logistics space presents another large-scale option for tenants seeking last-touch, speed-to-market logistics in a supply constrained market.”
Kossar and JLL Executive Managing Director Leslie Lanne lead the leasing team at the site, noting that tenants have access to more than 9.4 million people within a 15-mile radius. They added that the property also has 500,000 square feet of fleet storage and sits at the intersection of major highways that include the Cross Bronx Expressway, the Hutchinson River Parkway and the Bruckner Expressway, while its close to major bridges and within a 10-minute drive of populations of Manhattan, Queens, Brooklyn, Long Island and Connecticut.
