Brokerage and design teams have completed a series of upgrades aimed at repositioning a 100,000-square-foot office building in Bedminster, the firms said this week.
The building, 550 Hills Drive, was renovated under a project led by Kimmerle Newman Architects and Avison Young. Working on behalf New York Life Real Estate Investors, the firms oversaw improvements to areas such as the lobby atrium, meeting and conference center, tenant lounge, fitness center, restrooms and elevators.
The brokerage team of Avison Young, led by Jeffrey Heller and William McCaffrey, are now touting availabilities at the repositioned building. The building has two full 37,000-square-foot floors, totaling 74,000 square feet, available for rent immediately.

“The renovations to the property at Bedminster have added state-of-art amenities to offices that are utilized by some of the top companies in America,” said Heller, principal and managing director of the firm’s New Jersey office. “Our team is highly-experienced when it comes to modernization projects, and we are very proud of the work that has been completed.”
The three-story property is one of two identical buildings that make up The Offices at Bedminster, a two-building, 190,000-square-foot complex. It sits directly off Route 202/206 in Bedminster, with easy access to both interstates 78 and 287, and is the commercial component to the surrounding mixed-use, master-planned development in the Somerset County suburb.
A separate news release from Kimmerle said the complex, built in 1989, has been updated “into a modern environment designed to maintain the asset’s competitive edge in the marketplace for years to come.”
“550 Hills Drive is a beautifully sited and appealing office building located adjacent to the Hills Village Center retail center, but as with many Class A office spaces built in the 1980s, the property’s interior had become dated,” said Paul Newman, KNA’s vice president and partner. “KNA specializes in taking the best existing elements of a building or space, and introducing creative and imaginative design elements to transform them, making them feel new and modern.”
The Avison Young brokerage team worked alongside Joseph Ravenelle, the on-site property manager for the two buildings. Each building features a three-story glass atrium accented in natural hardwoods, granite and polished brass, with a saw tooth design that creates spacious floorplates and multiple corner offices per floor.
The complex is managed by New York Life Real Estate Investors, a division of NYL Investors LLC, on behalf of an institutional client.
