Tulfra Real Estate has completed a major renovation of a 108,000-square-foot flex building in West Caldwell — taking a rather seasonal approach recently when it unveiled the space to brokers.
The firm debuted the new-look warehouse and light industrial building at 670 Passaic Ave. recently, welcoming some 200 brokers for an Oktoberfest-themed celebration. During a tour of the property, the developer touted a space that was completely refurbished from the floor to its 21-foot-high ceiling.
The property, which includes a 5,000-square-foot office area, features five tailboards, four drive-ins and 122 parking spaces for employees and visitors. It was all on display during Tulfra’s themed “Oktoberflex” party, as the space was decked out in fall foliage, gourds and hay bales, while the event staff was dressed in Oktoberfest-inspired costumes.
“We are immensely proud of the work completed on this fine facility, and we were eager to introduce it to the real estate community,” said Sonny Jumani, principal of Tulfra Real Estate. “Coinciding with Oktoberfest made for a perfect theme that everyone enjoyed.”

Tulfra said the space, which is zoned for light industrial use, is suited for manufacturing, processing, research and development or technology use. The firm touted its proximity to major highways, interstates, major crossings into New York and surrounding airports.
The event also featured raffle drawings for a year-long subscription to a beer of the month club, a gift certificate to Peter Luger Steakhouse and a weekend for two at Mohonk Mountain House Resort and Spa in upstate New York.
“Mohonk Mountain is a really nice resort — there are plenty of outdoor activities like trails and swimming,” said Dan Whitehead, vice president of Resource Realty and the winner of the grand prize. “I’m looking forward to taking my family there this summer.”
