Tulfra Real Estate has completed a new lease expansion with a tenant at a 57,000-square-foot commercial property in Morris County, the firm announced Friday.
The user, Spectrum360, now occupies 15,598 square feet at 60 South Jefferson Road in the Whippany section of Hanover, following a recent 10-year lease that added 3,325 square feet to its footprint. Tulfra said the company, through its Independence360 program, plans to expand its day habilitation and adult enrichment offerings for individuals with autism, having initially leased space at the building in 2017.
“Independence360’s enrichment programming and life skill classes play a crucial part in enhancing the lives of young adults on the autism spectrum throughout New Jersey,” said Marcus Lee, an asset manager with Tulfra. “By expanding their space, they can now provide more room for recreational activities and fitness to better serve their participants, as well as adequate storage space for the supplies they need to run their programs.”
In a news release, Tulfra noted that Independence360 offers educational and therapeutic programming to those with special needs. The South Jefferson Road site provides it with a location near large municipalities such as Morristown and Parsippany, allowing it to serve many families in the area.
Tulfra acquired the building in 2014 and later completed interior and exterior renovations, which helped to convert the former manufacturing site to a multitenant property. The Rochelle Park-based firm has sought to attract light industrial and technology tenants, touting upgrades such as new entryways, architectural glass and loading doors, along with a repaved parking lot, a new roof and new landscaping.
“With this expansion, and with our renovations to make best use of the space at 60 South Jefferson Road, Independence360 can continue to serve more members of the community and help them excel and thrive,” Lee said.
