Tulfra Real Estate is planning a spring 2024 delivery of a new 160-unit luxury apartment complex in Rochelle Park, where it recently completed vertical construction.
Known The Delford at Village Center, the property at 120 West Passaic St. is just south of Westfield Garden State Plaza and west of Route 17. Tulfra broke ground on the project last December, marking the residential phase of a larger mixed-use project, and recently topped out the six-story structure.
“There’s no better place than The Delford if you want driving to any major point in New Jersey, Manhattan or Rockland County to be a breeze,” said Marcus Lee, an asset manager for Tulfra, which is based in the township. “Nearly every major highway that crosses through New Jersey is an incredibly short drive from The Delford, great for commuters and resident visitors alike.”
The developer announced the milestone Tuesday as it touted its plans for the collection of one- and two-bedroom homes, which includes a covered, two-story parking garage and 8,000 square feet of retail space. The property is slated to include amenities such as a resident lounge, a rooftop terrace and a pool with a lounging deck and grills, along with a fitness center, bike storage and a monitored mailroom with package lockers.
Residents, meantime, are a 15-minute drive from the George Washington Bridge and have immediate access to Westfield Garden State Plaza’s collection of shops, restaurants and entertainment venues.
“The Delford will truly be at the center of it all, with incredibly easy access to fine dining, family entertainment and great retailers,” said Sonny Jumani, CEO and president of Tulfra.
Located at a former AT&T data storage site, The Delford will open alongside a public park extending from Sprout Brook to a landscaped pond that is also planned for the site. The redevelopment parcel is already home to a 113,000-square-foot self-storage facility that opened in 2020.
