The new owner of a 70,000-square-foot office building in Jersey City is planning a makeover, seeking to tap into the ongoing revival of the city’s Journal Square neighborhood.
The firm, Pavonia Realty Holdings LLC, is seeking to reposition what’s known as Pavonia Centre through new leasing efforts and upgrades such as a redesigned lobby, new elevator cabs and renovated common areas, brokers with GRID Real Estate said Wednesday. The landlord has retained GRID as its leasing agent at the property, which is located at 600 Pavonia Ave., while tapping Parette Somjen Architects to oversee the renovations.
“We are excited to have the opportunity of working with the excellent team assembled by Pavonia Realty for the repositioning of this important office building,” said Bob Antonicello Sr., president of Jersey City-based GRID Real Estate. “Pavonia Centre has been an important part of the Journal Square CBD and this next phase for Pavonia Centre is key to the continued success of the Square as a vibrant place to live and work.”
Built in 1987 as a modern medical arts building, 600 Pavonia Ave. has since expanded its tenant base. RWJBarnabas Health operates a family health center and occupies 17,900 square feet on two floors, while and PrimeWork, a short-term all-inclusive office space provider, operates a co-working space within the property.
Tenants at the building benefit from its location directly across the street from the Journal Square transportation center.
Both Antonicello and Bobby Antonicello Jr. a broker with the firm, will lead the marketing campaign. Pavonia Realty Holdings has also tapped Cushman & Wakefield as its management team.
“We are excited about this next phase for Pavonia Centre and the redevelopment of Journal Square,” said Jonathan Weiss, managing director of Pavonia Realty Holdings LLC. “Bringing high-quality tenants to Pavonia Centre and Journal Square is long overdue and being able to provide office space for startups will really benefit the Square and Jersey City as a whole. It’s an exciting time to be in Jersey City.”
