Urby has broken ground on a 16-story, 345-unit apartment tower in Hoboken that will mark the latest expansion of the distinctive residential brand.
The developer, which is based in the city, said it’s planning a summer 2027 delivery for the project at 256 Observer Highway between Willow and Park avenues. Plans call for a mix of rental homes ranging from studios to three-bedroom units, plus an extensive lineup of social and wellness amenities and more than 17,000 square feet of retail space, while residents will be in the heart of downtown Hoboken and a short walk from Hoboken Terminal.
It will be the ninth addition to the Urby portfolio, which began in neighboring Jersey City and has expanded throughout North Jersey and nationally in recent years.
“Hoboken is the perfect Urby neighborhood: it is well-connected, energetic and has a genuine sense of community,” said David Barry, founder and CEO of Urby. “At Hoboken Urby, we’re layering social spaces alongside bright and spacious apartments, an integrated café and retail to create a place where people can connect with each other and with the city around them.”
According to a news release, Hoboken Urby will have a blend of social amenities and outdoor areas anchored by a lush fourth-floor courtyard designed by internationally renowned landscape architect Bas Smets, who is known for his recent work on Notre Dame Cathedral in Paris. The space will have towering bamboo, extensive greenery, a cold plunge pool, sunbeds, grill stations and a dramatic firepit pavilion, Urby said, while the pet-friendly building will also include a rooftop dog run.
Designed by Shawn Hausman Design, known for The Standard Hotels, apartments will have oversized windows with views of Manhattan and Jersey City, along with conveniences such as dimmable lighting and keyless entry, the news releases said. Some homes will also offer private terraces.
The developer added that renters will be surrounded by shops, restaurants, cafes, parks and the Hudson waterfront. Nearby Hoboken Terminal will provide them with PATH service, NJ Transit trains and buses and NY Waterway ferries with direct connections to Manhattan and the surrounding region.
