Woodmont Industrial Partners has broken ground on an 84,000-square-foot facility in South Florida, its latest joint venture in the region with Butters Construction & Development.
The firms on Tuesday detailed the project at 1698 Andrews Ave. in Pompano Beach, the site of what will become Andrews Logistics Center. Plans call for 32-foot clear ceiling heights, 16 loading docks, two ramps, a 120-foot truck court and surface parking, Fairfield-based Woodmont said, noting that Butters will be the property’s leasing agent.
“Broward County’s industrial market is thriving, and with low vacancy rates and expansion expected to continue, we’re certain Andrews Logistics Center will be met with a positive response,” said Anthony Amadeo, executive vice president of Woodmont. “Woodmont is thrilled to embark on this project with long-time partner Butters. With a track record of developing valuable assets that meet tenant needs across South Florida, we look forward to continuing this successful partnership and contributing to the prosperity of Broward County.”
Located at the intersection of Northwest 15th Avenue, Andrews Logistics Center provides access to major South Florida highways including Interstate 95, Florida Turnpike and Dixie Highway, according to a news release. The site is also less than 15 miles from Fort Lauderdale International Airport, the Boca Raton Airport, Sawgrass Expressway and Port Everglades.
Woodmont and Butters acquired the parcel in April 2021.
“Pompano Beach is a market in demand where we have targeted scarce industrial space, catering to mid and small companies,” said Adam Vaisman, senior managing director of Butters. “Butters is continuing to execute on its strategy of delivering another Class A Asset with Woodmont. Given the low amount of industrial buildings under construction, along with the limited amount of land in Broward County, we are ecstatic to bring this much needed facility to market.”
Woodmont noted that, with Amadeo and Executive Vice President Lewis Zlotnick at the helm, the firm remains active in South Florida. The firm’s recent activity, also in partnership with Butters, includes a 300,000-square-foot facility at 15430 Corporate Road North in Jupiter and a project in Fort Myers that will yield 2.1 million square feet across 14 buildings delivered over the next three years.
The firms also celebrated the full lease-up of 7th Avenue Logistics, a newly completed 75,989-square-foot warehouse and distribution center in Lake Worth, and the completion of a Corporate Logistics Center, a 252,848-square-foot, ground-up industrial development in the Palm Beach Park of Commerce, where the team is developing more than 2 million square feet.
