A nearly one-acre development site across from Monmouth Park in Long Branch is on the market for sale, in a newly announced offering by Zoltek Commercial Real Estate Services.
According to the brokerage firm, the parcel sits at a signalized intersection at the corner of Route 36 and Myrtle Avenue. That location and its proximity to the historic racetrack, which attracts nearly 500,000 visitors annually, provides the site with strong visibility and a traffic count of roughly 24,000 cars daily, as does the area’s attractive demographics.
Zoltek added that the 0.83-acre property is near a host of national retailers and two miles from Long Branch’s shoreline. The firm said the tract was suitable for a variety of uses.
