Vision Real Estate Partners has unveiled its newly redesigned lobby and other upgrades as part of its plan to overhaul a 225,550-square-foot office building in Parsippany.
The firm on Tuesday detailed its ongoing renovations at 20 Waterview Blvd., now known as Northpoint at 20 Waterview, after acquiring the property in April 2018. Along with a lobby redesign, the Vision recently completed a full roof replacement and complete renovation to all restrooms, while it now plans begin a third phase of a “hospitality-inspired” building makeover.
That phase calls for enhanced landscaping, outdoor dining area improvements and renovations to the café and fitness center.
“Our mission with every Vision property is to create a work-life experience unlike any other, with an ideal mix of full-service amenities and desirable indoor and outdoor spaces,” said Sam Morreale, founding and managing partner of Vision Real Estate Partners. “The enhancements we are making to Northpoint at 20 Waterview, including the recent completion of a new lobby, will ensure that this property meets the demand for dynamic office environments that allow today’s workforce to thrive.”

Designed by the architectural teams of Nelson, ENV Environetics and GSM Architects, the new lobby at Northpoint at 20 Waterview has seen its dated marble replaced with modern wood and tile accents, according to a news release. Vision has also implemented built-in seating that wraps around the lobby’s structural columns, and has integrated designated gaming areas that feature a full-sized pool table and four-foot-high chess table.
The newly added amenities and renovations will help optimize employee productivity by providing an atmosphere that supports a balanced work-play environment, the firm said. In the process, Vision is seeking to capitalize on 20 Waterview’s location near the Waterview Marketplace and major highways including routes 24 and 46 and Interstate 78.
“From a leasing perspective, Northpoint has received tremendous interest from potential tenants,” Morreale said. “The theme of experiential workplaces has become a frequently discussed market trend, as the workplace has begun to shift in support of the wants and needs of the next generation workforce.
