A nearly 180,000-square-foot industrial building in Somerset County has changed hands, following a transaction arranged by Bussel Realty Corp.
Brokers with the firm represented both parties in the sale of 321 Valley Road in Hillsborough, a 177,559-square-foot property sitting on 77 acres. Valley Holdings sold the complex to a private buyer for an undisclosed price.
Earl Lapides and Stephen Nozza, both senior vice presidents with BRC, represented the seller and buyer, respectively.
“This fully occupied property with long-term leases is a rare commodity in today’s industrial real estate investment market,” Nozza said. “I was extremely pleased to complete this transaction for my buyer, who is equally fortunate to be able to seize this opportunity.”
With easy access to Route 206 and Interstate 287, the property features 20- to 30-foot ceiling heights and expansive acreage for truck and car parking. BRC noted that the building is also about five miles from the Somerville NJ Transit station.
