Tulfra Real Estate and The Hampshire Cos. have completed their lease-up of a new 180-unit luxury apartment development in the Passaic County borough of North Haledon.
Known as Molly Brook on Belmont, the property has revitalized 20 acres about a half-mile from William Paterson University and minutes from Route 208. That location has seemingly helped draw renters to the collection of one- and two-bedroom homes at 920 Belmont Ave., where the development team and longtime joint venture partners broke ground in summer 2020 before the launch of leasing less than a year later.
“We are proud that we have achieved our leasing goal so quickly,” Tulfra’s Marcus Lee said. “It took us 10 months to reach 100 percent lease-up.”
Tulfra noted Friday that the partnership spent 10 years developing the project, which has transformed the onetime site of a storage area for construction equipment. That included having to work through a series of environmental issues and zoning restrictions, paving the way for a groundbreaking in the early months of the COVID-19 pandemic in 2020.
The site is now home to upscale apartments across multiple buildings and amenities, designed by Minno & Wasko Architects and Planners, including a clubhouse with a private kitchen, a lounge, a modern fitness center and a resort-style pool, according to a news release. Outdoors, residents and their guests have access to a scenic walking trail, grilling stations, on-site bike storage and a dog park.
