Rockefeller Group has kicked off its second industrial project in Piscataway, with plans to build a new 147,000-square-foot distribution center about a mile from Interstate 287.
The firm’s Morristown-based team said the facility, located at 10 Constitution Ave., will redevelop the site of a vacant 100,000-square-foot office building on 18 acres. It’s now razing the existing structure after acquiring the property in February from WS Audiology, previously the Sivantos Group.
The announcement comes around four years after it completed a sprawling industrial park in the Middlesex County township, redeveloping some 228 acres about four miles from the newest project.
“We learned from the success of the 2.1 million-square-foot logistics center we developed in the township in 2018 that Piscataway is a great place to do business,” said Heath Abramsohn, vice president and regional director for Rockefeller Group. “We are excited for our second industrial development project in the township, which has become one of the top locations for logistics and distribution hubs.”
Atlantic Real Estate Services represented Rockefeller Group in its purchase of the Constitution Avenue property, which is minutes from exits 6 and 7 on I-287, providing access to the New Jersey Turnpike and interstates 78 and 80. Cushman & Wakefield’s Jules Nissim and KBC Advisors’ Jason Goldman, Marc Petrella, Andrew Siemsen and Michael Kimmel make up the project’s leasing team, while ARCO Construction is its general contractor.
Plans for Rockefeller’s Constitution Logistics Center call for 36-foot clear ceiling heights, parking for 123 cars and 57 trailers and 41 loading docks. The firm expects to complete the building in the second quarter of 2024.
“Class A buildings in this size range are in high demand with vacancy rates at approximately 2 percent in the Western Route 287 industrial submarket,” Abramsohn said. “At 147,000 square feet, Constitution Logistics Center will be attractive to both larger companies looking to reach southern and western New Jersey as well as local companies looking to relocate or expand within the area.”
