Atkins Cos. has kicked off a project that will modernize and add more than 30,000 square feet of rentable space to a medical office building in Gloucester County’s Washington Township.
Located at 405 Hurffville-Cross Keys Road, the 70,140-square-foot property is a former Kennedy Health facility that Atkins acquired last year. It’s now embarking on a multimillion-dollar upgrade that includes the conversion of a former fitness center on the first floor into 33,000 square feet of clinical medical space, seeking to capitalize on the growing demand in the area.
Atkins also plans to create 7,700 square feet of leasable space by filling in the former two-story area of the fitness center, according to a news release. The newly minted Washington Medical Arts building, meantime, will have upgraded common areas on both floors with new lighting, ceilings, flooring, paint, wallcoverings, furniture, artwork and plantings, as well as new interior digital building directories.
Other plans include the addition of new common area restrooms and remodeling of the building’s existing restrooms, Atkins said. It’s also making several exterior improvements from upgraded building signage and a new monument sign to an ADA-compliant front entry ramp and an enhanced door access and security system.
“When we purchased the Washington Medical Arts building last year, we recognized its potential to become one of southern New Jersey’s premier health care destinations,” said Cory Atkins, a principal of West Orange-based Atkins Cos. “We’re very excited to bring new life to the property and bring much-need medical space to the local market.”
In addition to the renovation project, the company also announced new lease signings and expansions with Rowan University School of Osteopathic Medicine, Weisman Children’s and Jefferson Health to bolster the services offered within the building. It will lease the new 33,000 square feet, which is slated to be complete in June, alongside Avison Young’s Scott Martin.
