The third new ground-up project in as many years is taking shape at a Piscataway industrial park, in a development that will add 54,000 square feet to the complex off Interstate 287.
According to Levin Management Corp., which is spearheading the construction, the space at 140 Circle Drive North will be available for occupancy early next year, providing new availability at the Rutgers Industrial Center. The walls are now up, rising alongside an existing building that is home to shoe wholesaler R&J Warehouse.
LMC said the project follows two other newly constructed facilities at the 700,000-square-foot complex. They include a 78,000-square-foot building at 30 Duke Road and a 30,000-square-foot building at 101 Circle Drive North.
“With the walls up and core construction well underway, we are on track for delivery early next year,” said Max Gagneron, LMC’s vice president of construction. “It is exciting to see this project take shape as we continue to add modern industrial space to meet market demand.”
LMC serves as asset manager for the seven-building complex, with Cushman & Wakefield’s Chuck Fern, Jason Barton and Jack Winge leading leasing efforts for the new space. They noted that the building will have 35-foot clear ceiling heights and 44- and 49-foot column spacing, along with eight new loading docks, 31 parking spaces and about 2,000 square feet of office space.
“This new opportunity provides a single tenant the chance to establish or grow its regional presence in high-quality, move-in ready warehouse space in the heart of the I-287 industrial corridor,” said Matthew K. Harding, LMC’s chief executive.
The firm added that Rutgers Industrial Center is a half-mile from Exit 8 of I-287, five miles from Exit 10 of the New Jersey Turnpike and minutes from the NS Independent Bulk Transfer Terminal in Middlesex Borough.
