HVAC distributor Carrier Enterprise has leased a newly completed, 78,000-square-foot industrial building in Piscataway to become the latest user at the township’s Rutgers Industrial Center.
According to Levin Management Corp., the asset manager for the campus, the deal at 30 Duke Road will support Carrier’s ongoing expansion. It will also provide the company, which is slated to move in this month, with a location just a half-mile from Interstate 287 and five miles from the New Jersey Turnpike.
Chuck Fern, Jason Barton and Jack Winge of Cushman & Wakefield represented ownership in the long-term transaction, while the firm’s Dan Johnsen represented the tenant.
“The move to 30 Duke Road gives Carrier Enterprise a modern, move-in ready warehouse space with design features and amenities that support its growing business,” said LMC’s Paul Tavaglione, executive vice president and chief financial officer. “The building’s location — in one of the Garden State’s most sought-after markets for small and midsize distribution requirements — was an added benefit for this tenant.”
LMC, which is based in North Plainfield, also served as construction and development manager for 30 Duke Road, the second new building launched on spec and leased prior to completion at the industrial campus in the past year. The other recent addition to the complex, 101 Circle Drive North, is leased to electronics manufacturer RCF USA.
Rutgers Industrial Center totals roughly 650,000 square feet across seven buildings.
“We are absolutely thrilled to be relocating to this new building,” said Evan Gilbert, president for Carrier Enterprise’s Northeast region. “The amount of flexibility, productivity and efficiency gains this new location unlocks for us will greatly benefit our customers and overall operational performance.”
