Nessel Development has all but filled a Mount Laurel office portfolio after a new lease and an expansion by an existing tenant, in a set of deals arranged by Wolf Commercial Real Estate.
The transactions, both within the Fellowship Corporate Center, include a new 18,022-square-foot commitment at 350 Fellowship Road by GalenusCare. The deal brings the single-story, 56,268-square-foot building to 100 percent occupancy.
In the second deal, Channel Partners Capital LLC signed a 13,067-square-foot renewal and expansion at the adjacent 330 Fellowship Road. The four-story, 103,295-square-foot property now has just 14,159 square feet available on the second floor, while Fellowship Corporate Center as whole is now 94 percent occupied.
WCRE Executive Vice President Erin Warwick represented Nessel, doing business as ND XLI LLC, in both transactions. She noted that the campus benefits from ownership’s value-add investment approach, which incorporates creative leasing strategies and strategic development initiatives to enhance property performance and tenant experience.
Occupiers, meantime, are minutes from the New Jersey Turnpike, Interstate 295 and routes 73 and 38, offering convenient access to restaurants, retailers, hotels and other amenities. Features of the complex include high ceilings, a walking path and direct-entry suites, creating what WCRE described as an elevated and flexible workspace environment.
