The team behind the mixed-use District 15Fifteen project in Parsippany has filled two-thirds of the property’s retail space, with momentum building after a recent surge in leasing.
According to Pierson Commercial, the broker for the Route 10 development, the latest activity comprises seven new deals totaling 12,849 square feet and adding to the mix of dining, beauty, health and wellness tenants that will serve its three on-site apartment buildings and surrounding residents. The recent additions include:
- O’Bagel (1,600 square feet)
- Pure Green (1,039 square feet)
- Home Town Creamery (1,260 square feet)
- The Yard Gym (2,839 square feet)
- Discover Strength (1,831 square feet)
- Yoga Six (2,229 square feet)
- Jetset Pilates (2,051 square feet)
Pierson Commercial — which represents the team of Stanbery Development Group, Claremont Development and PCCP LLC — said the complex at Route 10 East and Dryden Way has one remaining, 1,834-square-foot food and beverage space that it hopes to fill with a pizzeria or Italian-dining concept. Other leases with essential service and retail providers are also currently in process, the firms said, with commercial availability ranging from 1,447 to 7,358 square feet.
The brokers are also targeting a luxury jeweler to anchor the last corner unit, which boasts a prime end-cap location along Route 10.
“Anchored by strong retail and residential leasing, District 15Fifteen is transitioning from a vision into Morris County’s newest significant mixed-use development,” said Marc Hays, a partner with Stanbery. “The rapid absorption of retail space, especially the dining and entertainment anchors, advances our strategy to curate a best-in-class tenant mix that serves the surrounding trade area, local residents and our District 15Fifteen residents. This project is setting the standard for today’s modern suburban lifestyle hub.”

The leasing team, which is led by Pierson Commercial Vice President Ryan Starkman and Hays, said the project’s dining and lifestyle retail component are on track to deliver space to tenants this year, with business openings slated for spring and summer of 2026.
“The speed at which our F&B spaces were leased, with only one unit remaining, speaks volumes about the scarcity of this type of premium, integrated mixed-use development,” Starkman said. “We remain committed to a mindful retail lease-up strategy, focusing on tenant categories that will enhance District 15Fifteen’s high-quality roster of businesses.”
Food and beverage tenants that previously committed to the project include Kura Revolving Sushi Bar, Burton’s Grill & Bar, Meximodo, Al-Basha and Haraz Coffee House, according to a news release. Earlier this year, the team also inked a lease with Moxie Salon and Beauty Bar.
Pierson and Stanbery detailed the newest deals this week while noting that District 15Fifteen serves a residential base of 152,000 and a daytime population exceeding 220,000 within a five-mile radius, catering to the area’s upper-income consumer base. That will grow with the completion of a residential component that is quickly taking shape at the site, including the 262-unit Smyth at District 15Fifteen that has leased more than 75 percent of its apartments.
The developers have also launched Mason East, a luxury 55-and-older lifestyle community, with move-ins underway, the news release said. The third and final residential building, Mason, is slated to come online for leasing this winter.
Floorplans at District 15Fifteen include studio, one-bedroom and two-bedroom layouts ranging from 554 to 1,240 square feet, while residents have access to amenities such as high-end fitness centers, two swimming pools, a sports simulator and lounges, coworking spaces, children’s playrooms and pet spas. Upon full completion, the project will have a pedestrian-friendly town-square-style footprint with 58,600 square feet of retail and restaurant space, 498 luxury apartments and a Residence Inn by Marriott.
