Crow Holdings Development has completed nearly 300,000 square feet of new warehouse space in Burlington, where it has one tenant in hand and less than half of the facility still available.
GMB North America, a subsidiary of global auto parts manufacturer GMB, recently moved in at 1804 River Road after leasing 156,000 square feet earlier this year. That leaves 138,000 square feet available for immediate occupancy, Crow Holdings said, noting that the project has 36-foot clear ceiling heights, 24 dock doors and parking for 75 cars and 19 trailers.
Cushman & Wakefield’s Jules Nissim and Kimberly Bach, along with NAI Mertz’s Scott Mertz and Theresa Amato, spearhead leasing efforts for what’s known as Crow Holdings at 6A and are marketing the property to prospective logistics, distribution and ecommerce tenants.
“Crow Holdings at 6A represents our continued commitment to delivering high-quality industrial space in desirable markets,” said Brad Vander Vliet, vice president for industrial at CHD, who led the development project with the firm’s Connor Jaeger. “With its strategic location in the heart of a major East Coast logistics hub, access to major transportation routes and a strong regional labor pool, this building is well-positioned to serve tenants looking to expand or strengthen their Northeast presence.”
Located minutes from the New Jersey and Pennsylvania turnpikes, as well as Route 130 and Interstate 295, the 294,000-square-foot building is just 25 miles from Philadelphia and 70 miles from New York City. The developer said the property is well-suited for a variety of uses, from wide-scale to last-mile distribution, adding that it’s poised to earn certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale.
Crow Holdings Development, which is also marketing a new 535,000-square-foot warehouse in Wallkill, New York, and 103,500 square feet currently under development in Philadelphia, noted that it has introduced more than 5.3 million square feet of new industrial inventory since 2020 and currently has more than 1 million square feet of new construction planned and in progress across New Jersey, New York and Pennsylvania.
