Windels Marx, Lane & Mittendorf LLP has found a new home in Morris County after signing a nearly 12,000-square-foot office lease in Florham Park.
The long-term deal, which was announced Wednesday by Cushman & Wakefield, is one of two recent transactions at the 228,350-square-foot property known as 180 Park Ave. Windels Marx is leasing the space from Vision Properties, bringing another well-known tenant to the updated building after a string of notable leases.
Cushman’s Brian Decillis and Bill O’Keefe represented ownership in the 11,726-square-foot commitment, while Peter Dodds of Morford & Dodds Realty represented the law firm. Decillis and O’Keefe also represented Vision Properties in the second deal, a 2,699-square-foot expansion by law firm Carlton Fields.
The building is now 96 percent occupied.
“These leases are a significant milestone for 180 Park Ave, solidifying its reputation as a leading office asset in Florham Park,” said David Milewski, Northeast vice president for Vision Properties. “Securing and expanding tenants of this caliber underscores the property’s appeal and brings it to near-full occupancy, which is a tremendous achievement in today’s market. As vacancy at Class A office buildings in New Jersey continues to tighten — we are pleased to see quality tenants recognize the value of stable, well-capitalized ownership.”
Sam Destito, a partner with Windels Marx, added: “New Jersey has long been our home and a substantial market for our law firm. We are pleased to have secured this space at 180 Park Avenue in Florham Park as further commitment to the New Jersey market. This building is truly a Class A property, and we are pleased to have worked hand in hand with Vision Properties to secure this space.”
Located off Route 24, 180 Park Ave. has an atrium lobby, a full-service cafeteria and coffee bar, a fitness center and studio, a tenant lounge, a conference center, garage parking and an outdoor patio with seating, WiFi and walking trails. The building is part of The Green at Florham Park, a master-planned campus that includes Summit Health, The Archer Hotel, The Ave Florham Park and the New York Jets training facility.
“The addition and expansion of these distinguished firms highlight the building’s continued appeal to high-caliber tenants seeking a superior workplace environment,” said Decillis, a managing director with C&W.
O’Keefe, an executive director with the firm, added: “The high occupancy rate at 180 Park is a testament to the property’s strong market position and the landlord’s commitment to operating a quality asset.”
