A family-owned cabinet business has sold a 4,000-square-foot industrial building in Edison, in a newly announced deal by NAI DiLeo-Bram & Co.
Marc L. Shein, an executive vice president with the brokerage firm, represented Bennett Cabinets in the $835,000 transaction at 1251 Route 1. He also secured the buyer, Business Promo Solutions LLC, a 23-year-old promotional products company specializing in garment decorating and embroidery, which will occupy the facility just north of Jeff Street.
“Navigating the tight zoning constraints of this site required a highly focused strategy and seamless coordination with local officials,” Shein said. “Our ability to align the buyer’s plans with the township’s requirements was the key that unlocked this transaction, allowing us to power through to a successful and highly anticipated closing.”
According to a news release, the building is highly visible along Route 1 and has 12- to-14-foot ceiling heights, one drive-in loading door and accommodations for a 26-foot box truck with tailboard access.
“From the beginning, Marc brought his experience and expertise to help sell my industrial property in Edison,” a Bennett Cabinets representative said. “It took a little less than a year to sell, and throughout that time he was helpful, communicative and knowledgeable.”
