The owner of a nearly 75,000-square-foot industrial building in Piscataway has listed it for sale, providing a rare opportunity for an owner-user to establish or expand in a key logistics corridor.
That’s according to NAI DiLeo-Bram & Co., which is marketing the property on behalf of the would-be seller. The brokerage team said the asset, located at 240 Circle Drive, can support a wide range of logistics, manufacturing and distribution requirements thanks to features such as six loading docks, one drive-in door and 17.5-foot clear ceiling heights, as well as a five-acre site that provides ample outdoor maneuvering and a dedicated 100-car parking lot.
NAIDB’s Kyle Gerace, Chris Chiusolo and David A. Simon are leading the assignment, noting that the team has multi-decade familiarity with the 74,500-square-foot building due to Managing Director Chris Galiano’s involvement in past leasing transactions.
“Opportunities of this size for user-buyers are exceedingly rare in today’s market, especially within land-constrained infill corridors,” said Gerace, a vice president with the Woodbridge-based firm. “Based on the current market cycle, 240 Circle Drive North delivers the exact combination of heavy power, functional logistics infrastructure and strategic regional connectivity that modern operators require to insulate and scale their businesses.”
Other features of the site include power capacity of 4,000 amps, gas heat and a wet sprinkler system. The property also has a 6,000-square-foot office component.
“The industrial landscape is undergoing a structural rebalancing where high-tier, well-located assets continue to command intense demand,” said Chiusolo, a vice president. “With an empty active construction pipeline across the region due to interest rate pressures, existing facilities of this caliber stand out as irreplaceable logistics anchors.”
Positioned within the highly coveted Piscataway industrial hub, the property is easily accessible via two separate interchanges on Interchanges 287, which provides a quick connection to the New Jersey Turnpike, the Garden State Parkway, routes 1, 18 and 22 and interstates 78 and 80. Prospective users will also have easy access to Port Newark-Elizabeth and Newark Liberty International Airport, as well as critical New York crossings at the Holland and Lincoln tunnels and the George Washington Bridge.
“Our firm has a long history with this asset,” said Simon, NAIDB’s chief operating officer. “It’s an ideal opportunity for an owner-user based on its size, power and accessibility.”
