A private investor has picked up a two-tenant commercial property in downtown Hopatcong, paying $2.5 million in a deal arranged by Horvath & Tremblay.
According to the listing team, the parcel at 32 Durban Ave. is home to Dunkin’ and the United States Postal Service. The tenants occupy a combined 7,104 square feet at the 0.78-acre corner property, which sits in the core of downtown Hopatcong and benefits from strong visibility and frontage, two points of access and ample on-site parking.
Horvath & Tremblay’s Michael Lombardi represented the seller and sourced the buyer. He noted that the building, constructed in 1980, is also close to Hopatcong’s municipal offices and other civic functions that support consistent daily activity in the surrounding area, as well as a concentration of local retailers, restaurants, professional services and established residential neighborhoods that provide a stable customer base.
Dunkin’ originally signed a 10-year lease in 2008 and, in 2018, executed a 10-year lease extension that currently has more than two years of term remaining with annual rent increases, according to a news release. The post office began a new five-year lease in 2025 that has five-year renewal option with a 10 percent rent increase at the beginning of its remaining option period.
