The team behind this year’s NAIOP New Jersey Office Deal of the Year — Freshpet’s Inc.’s new corporate headquarters in Bedminster — is offering a new look inside the project.
Its general contractor, Iron Hill Construction Management, completed the ground-up, built-to-suit development at 1450 Route 206 on behalf of Advance Realty Investors. That includes 30,000 square feet of modern office space across two floors with a host of environmentally conscious and pet-friendly features, such as open and adaptable workspaces, a two-story central town hall for company gatherings and breakout and collaboration areas.
The design by Studio 1200, which also incorporates a large employee pantry, green wall and a dedicated dog playroom, has abundant use of natural materials, expansive glass and energy-efficient systems to create a modern yet welcoming environment, Iron Hill said. Other features include outdoor spaces, landscaped walking areas and integrated pet-friendly amenities to encourage employees and their pets to engage with the campus throughout the day.
“The success of this project came from strong collaboration and continuous communication throughout every phase of construction,” said Steve Hull, vice president and senior project manager at Iron Hill. “We’re proud to have delivered a space that is both highly functional and thoughtfully designed.”

Freshpet recently took occupancy at the space, part of an ongoing, mixed-use redevelopment by Advance, providing a new home for the maker of natural dog food after the company relocated from Secaucus. And, at last week’s 39th annual NAIOP New Jersey Commercial Real Estate Awards Gala, the project won the coveted Deal of the Year award in the office category for its excellence in design, development and execution and meaningful impact to the industry.
The project team also includes NAI James E. Hanson and Connect One Bank.
“Winning Office Deal of the Year highlights the impact this project has had within New Jersey’s commercial real estate community,” said Rob Caridad, development director at Advance Realty Investors. “The headquarters is a forward-thinking workplace that successfully integrates design, sustainability and employee experience.”
